What is MOBILAR?
MOBILAR is a modular house which is assembled in the workshop and transported to your site in a finished condition with all necessary equipment. You just have to bring in the furniture and live!
What are modular houses?
Modular houses are houses from prefabricated modules assembled from one or more blocks of modules. Modular buildings relate to both permanent and temporary buildings, can be installed with or without a foundation, can be easily dismantled and transported to another place. They are made in various designs for any climatic conditions, meet all fire and sanitary requirements, have a heating and ventilation system, plumbing and electrical equipment. Often come to the site with furniture already installed at the factory.
Is MOBILAR suitable for year-round use?
Yes, it is. It has everything you need for everyday life, including a heating system for the winter period.
Is MOBILAR designed for use in cold climates?
Yes, it is designed according to the requirements of regulatory documents and codes of the most part of our planet. In severe frost, you can maintain a comfortable temperature in a cardboard house. The only question is how much energy you spend on this.
How is MOBILAR heated?
As a standard, our houses are supplied with modern electric convectors that are installed in each room. If client has a gas line on site, gas convectors can be installed instead of electric. The bathroom has an electric heated floor.
What are modules made of?
MOBILAR modules are interconnected 174mm, 170mm and 120mm thick SIP (Structurally Insulated Panels) reinforced with a dry pine frame, treated with Tytan 4F antiseptic and fire-fighting solute. As a result, the modules are very warm, tough, and resistant to multi-linear loads. Due to the light weight, it does not require a massive foundation. The panels themselves are made of environmentally responsible materials such as OSB-3 E1 Kronospan (allowed to be used in residential premises) and 17 kg/m3 EPS (expanded polystyrene).
What materials do you use on facades?
Dry larch boards and 8 mm thick fiber cement boards are used as a facade cladding. All wooden facade elements are treated with Pinotex Aqua Protect water-based preservative liquid. Terrace floors are treated with Pinotex Wood Terrace Oil. Fiber cement boards are coated with 2 layers of acrylic super-resistant paint.
What is the roof structure?
MOBILAR has a gable roof. Structure – wooden rafter. Roofing material – 0.45 mm thick profiled sheet with polymer coating.
What windows are installed in MOBILAR?
As a standard, we use white windows from the five-chamber 70 mm deep Rehau 70 Delight profile with a coefficient of heat transfer resistance of 0.8 m2*C/W. Fittings – Winkhaus,(Germany). Glazing – two-chamber 32mm (3 glasses of 4mm each), with ultra-transparent Guardian glass and energy-saving Guardian ClimaGuard N glass, covered with a special transparent coating that effectively retains heat in the room. Glasses have increased transparency and do not distort colors. In order to safely operate the house, large windows have 6 mm thick tempered glass inside and out.
What entrance door is used in MOBILAR?
As the entrance door, a wooden frame is used from a three-lamellar beam with a cross section of 78x78mm (pine), covered with Sikkens waterproof paint (Germany). Core – TESA (Spain). Double seal circuit. Glazing – two-chamber, 36mm (3 glasses of 4mm each). Locks – multi-locking, GU (Germany). Hinges - adjustable, AGB (Italy). Handles – GreenTeq (Germany).
How environmentally friendly are the materials used?
We try to use only environmentally responsible materials that are safe for human life. The entire module and interior finishing are assembled from materials that do not contain harmful adhesives. All paints, preservatives and oils are certified and do not exceed the level of E1 in terms of formaldehyde emissions.
How is it finished from the inside?
The walls and ceilings are sheathed with KNAUF/Gyproc 9.5 mm drywall and painted with matte, washable acrylic paint. Kerama Marazzi ceramic mosaic is laid in the bathroom on the walls and floor. Window and doorways are decorated with wooden corner, and the joints of the modules are sheathed with FSF plywood. A laminate of class 32, thickness 8mm, of the Artens series (Leroy Merlin) is laid on the floor. A white, plastic Arbiton Indo skirting board is installed around the entire perimeter of the floor. All visible wood surfaces from the inside are treated with PINOTEX Interior.
What about ventilation?
The bathroom has a wall-mounted low-power exhaust fan with a pipe diameter of 100mm, with a removable grill for easy cleaning and with a check valve to prevent the inflow of cold air into the room. Exhaust pipe with a diameter of 125 mm is installed in kitchen zone for connecting a cooking hood. It is possible to organize and install a full HVAC system in the roof attic. At least, for the living area we recommend installing a Mitsubishi Electric VL-100EU5-E air handling unit with heat recovery function.
What is the lifetime of MOBILAR?
We believe that any house, whether it is made of brick or metal, but built initially from high-quality materials and with the observance of construction technology, will last at least 100 years, or even more. Of course, under the condition that the owners will monitor it and timely carry out preventive and repair works. By agreement, we give a 25-year guarantee on the structural elements of all our houses, and we do all in our power to make our houses stand for a long time.
Is MOBILAR designed for use in seismic areas?
Yes, it is. Just imagine how much load affects the house when transporting it for hundreds of kilometers. The design of the modules is designed for high loads obtained during transportation from one place to another, which in itself is the basis to claim high seismic stability of the house. In addition, houses are installed on an earthquake-resistant foundation made of high-quality BAU screw piles (ground screws).
What is the foundation? Whose responsible is it?
The foundation, like the whole house, is our concern. Modules are installed on a pile field made of hot-dip galvanized BAU FM24 76x3.5x2000mm screw piles, with the possibility of reverse dismantling for cases when the house is moved to another location. This foundation is already included in the price of the house. In the event that the conditions on the site are complex (for example, a large difference in heights), an additional payment is made depending on the complexity of the applied decisions. Ground screws are installed a few days before the installation of the house on the site. Most importantly, you will not need to go to the site and worry about something!

In the case of complex soils (rocky, rocky, swampy), different foundation options are considered and the cost of the foundation is recalculated.
How much is delivery cost of the house?
Transportation cost of a house depends on the number of modules and the distance of the site from our production shop. Usually we transport houses on low-sided trucks or trucks with a built-in crane. Also, when working in confined or remote conditions, you may need a truck crane. For example, to transport MOBILAR 27 from production shop to a site located in Almaty, you will need 3 truck trips of a truck with built-in crane with a proce of 70,000 tenge per trip. Total, you will spend 210,000 tenge on transportation and installation of a house on your site.
Can you deliver to other cities of Kazakhstan or abroad?
Yes, we can.
What about sewage and other utilities?
All the hidden wiring, water distribution and sewage lines are installed at production shop. We connect them to the site external networks which should be carried out by client before transportating the house. To prevent freezing of the supply water riser in the cold season, special heating cable is installed in the open section of the pipeline between the house and the ground, which goes to the ground freezing depth. The cable is connected to a separate switch and only turns on in winter at sub-zero ambient temperatures.
What is included as standard?
The standard price includes: interior and exterior finishing, pile-screw foundation, electric underfloor heating in the bathroom, electric heating convectors, electric water heater, in-house utilities (plumbing, sewage, electrics), wall-mounted exhaust fan in the bathroom, lamps, switches, sockets, sink, toilet, faucets, interior doors, all-glass front door, windows, entrance staircase.
Can I change something without effecting the base price?
As standard, without raising the cost of the project, you can choose the color of walls, floors, wooden elements (corners and plywood around openings, joint sheathing), mosaics and facade claddings according to a standard palette.
What plumbing and electrical fixtures are used in MOBILAR? Who is the manufacturer?
Switchboard with a single-phase single-rate meter from Saiman. Sockets, switches - Schneider Atlas. Accumulative water heater - Thermex Silverheat. Lamps - LED IKEA, MIRAS. Toilet bowl - rimless Cersanit Parva. Sink - Sanita Luxe Fest. Bathtub - Fresco Primo acrylic 150 cm (5 mm thick). Faucets - Grohe BauFlow or similar.
What are the payment terms?
70% pre-payment after signing the contract, before the start of production. 25% when the house is ready for transportation. The remaining 5% upon completion of installation and handover.
Is it possible to visit the production shop?
Yes, by prior arrangement by phone. Production shop is located in the village of Panfilov near Almaty.
What is the real production and turnkey installation time from the moment of order?
Production time depends on selected model and can be from 4 to 6 weeks. Installation takes from 7 to 15 days.
Is it possible to register (legalize) MOBILAR on my site?
Yes, it is. For Kazakhstan, the procedure is the same as with any other house. For other countries and regions it should be clarified from local permitting authorities.
Is it possible to make a house with an individual plan?
Not, it's not.
What additional costs will I incur by purchasing MOBILAR? What is not included in the cost?
In addition to the options offered, in addition to the cost of the house, you will have delivery expenses. During transportation, you may also need a truck crane. These are expenses, the size of which depends on the remoteness of the site and the conditions of access to the site. If your site is located further 50 km from Almaty, then the installation team's extra charge is appied. No more hidden costs or contingencies.
Can I first install the smallest house, and then add additional modules to it?
You can start with a 27 m² model, and later increase the area to 38 m² by adding a module. Or, for example, first 58 m², and later increase it to 78 m². It is done without violating the general architectural concept of the house.
What is the terrace made of?
The terrace, as an option, is assembled from a planed dry board and finished directly on the site in 2 days. There is no economic sense in transporting it with a ready-made module from the workshop to the client's site. The terrace is a covered pergola structure. Roofing material – 4 mm thick transparent monolithic polycarbonate. A terrace board (larch) is laid on the floor. All wood elements are coated with Pinotex Aqua Protect and Pinotex Wood Terrace Oil.
Is it possible to organize a "smart home" system in it?
Yes, it is. The cost of the system is calculated individually and depends on complexity of system and brands used.
