MOBILAR is a modular house which is produced in the shop and transported to your site in a finished condition and fitted out with all necessary equipment. You just have to bring in the furniture and live!

Modular houses are houses from prefabricated modules assembled from one or more blocks of modules. Modular buildings relate to both permanent and temporary buildings, can be installed with or without a foundation, can be easily dismantled and transported to another place. They are made in various designs for any climatic conditions, meet all fire and sanitary requirements, have a heating and ventilation system, plumbing and electrical equipment. Often come to the site with furniture already installed at the factory.

Our houses are heated by modern electric convectors with an electronic thermostat. The bathroom and hallway have electric underfloor heating.

If your site has the conditions for connecting to the main gas, it makes sense to consider the traditional system of radiator water heating through a gas boiler. But, in this case, you will have to organize a boiler room outside the house on your own, lay a line between the house and the boiler room, and organize internal piping and installation of radiators.

MOBILAR modules are interconnected 224mm, 174mm, 170mm and 120mm thick SIP (Structurally Insulated Panels) reinforced with FSC and PEFC certified dry pine and fir frame, treated with Tantiseptic and fire-fighting solute. As a result, the modules are very warm, tough, and resistant to multi-linear loads. Due to the light weight, it does not require a massive foundation. The panels themselves are made of environmentally responsible materials such as OSB-3 E1 Kronospan (allowed to be used in residential premises) and 17 kg/m3 EPS (expanded polystyrene).

Dry larch boards are used as a facade cladding. All wooden facade elements are treated with Tikkurila Valtti oil paint. Terrace floors are treated with Tikkurila Valtti Terrace Oil.

MOBILAR has a flat roof. Roofing material – PVC membrane with organized drainage system.

As a standard, we use dark gray windows from the five-chamber German made 76 mm deep Salamander Streamline profile with a coefficient of heat transfer resistance of 0.8 m2*C/W. Fittings – Winkhaus,(Germany). Glazing – two-chamber 40mm (3 glasses of 4mm each), with ultra-transparent Guardian glass and energy-saving Guardian ClimaGuard N glass, covered with a special transparent coating that effectively retains heat in the room. Glasses have increased transparency and do not distort colors. In order to safely operate the house, large windows come with 3 layers of 6 mm thick tempered glass.

Metal door with 1.5mm thick steel frame and two-chamber edge-to-edge glazing. Powder painted to RAL 7024. Door lock – cylindric Guardian 3221. Black matte door handle.

We try to use only environmentally responsible materials that are safe for human life. The entire module and interior finishing are assembled from materials that do not contain harmful adhesives. All paints, preservatives and oils are certified and do not exceed the level of E1 in terms of formaldehyde emissions.

Walls and ceilings are sheathed with 9.5 mm drywall and painted with matte, washable acrylic paint. Kerama Marazzi ceramic mosaic is laid in the bathroom on the walls and floor. Window and doorways are decorated with sanded plywood and wooden corners. A laminate of class 32, thickness 8mm, of the Artens series (Leroy Merlin) is laid on the floor. There are no visible skirtings inside.

The bathroom has a wall-mounted low-power exhaust fan with a pipe diameter of 100mm, with a removable grill for easy cleaning and with a check valve to prevent the inflow of cold air into the room. Exhaust pipe with a diameter of 125 mm is installed in kitchen zone for connecting a cooking hood. For the living area we recommend installing a Mitsubishi Electric VL-100EU5-E air handling unit with heat recovery function.

We believe that any house, whether it is made of brick or metal, but built initially from high-quality materials and with the observance of construction technology, will last at least 100 years, or even more. Of course, under the condition that the owners will monitor it and timely carry out preventive and repair works. By agreement, we give a 25-year guarantee on the structural elements of all our houses, and we do all in our power to make our houses stand for a long time.

Yes, it is. Just imagine how much load affects the house when transporting it for hundreds of kilometers. The design of the modules is designed for high loads obtained during transportation from one place to another, which in itself is the basis to claim high seismic stability of the house.

The foundation is a responsibility of the client. Modules are assumed to be installed on a pile field made of hot-dip galvanized BAU FM24 ground-screws, with the possibility of dismantling for cases when the house should be moved to another location. This foundation is not included in the price of the house. The foundation should be prepared by client before the delivery and installation of the house on the site.

In the case of complex soils (rocky, rocky, swampy), different foundation options are considered.

Transportation cost of a house depends on the number of modules and the distance of the site from our production shop. Usually we transport houses on low-sided trucks or trucks with a built-in crane. Also, when working in confined or remote conditions, you may need a truck crane. For example, to transport MOBILAR 58 from production shop to a site located in Almaty, you will need 4 truck trips of a truck with built-in crane with a proce of 100.000 tenge per trip. Total, you will spend 400.000 tenge on transportation and installation of a house on your site.

All the hidden wiring, water distribution and sewage lines are installed at production shop. We connect them to the site external networks which should be carried out by client before transportating the house. To prevent freezing of the supply water riser in the cold season, special heating cable is installed in the open section of the pipeline between the house and the ground, which goes to the ground freezing depth. The cable is connected to a separate switch and only turns on in winter at sub-zero ambient temperatures.

The standard price includes: interior and exterior finishing, terraces, electric underfloor heating in the bathroom, electric heating convectors, electric water heater, in-house utilities (plumbing, sewage, electrics), wall-mounted exhaust fan in the bathroom, lamps, switches, sockets, sink, toilet, faucets, interior doors, all-glass front door, windows, entrance staircase.

As standard, without raising the cost of the project, you can choose the color of floors and facade claddings according to a standard palette.
